Three Ways to Ease Your Fears About Making A Move in 2016

January 6, 2016 by West Linn

With low inventory in many markets throughout the country, many homeowners are afraid to sell their homes because they’re concerned that they may not be able to find a new one.

This can be a real problem, but if you are seeking to sell—whether to upgrade or find a new neighborhood—there are a few ways to combat the low inventory.

  1. Look to buy first

In most markets it is a real mistake to put your home up for sale before you start looking for your new property.

Identify the geographic area where you are interested in buying. Even if you don’t see anything on Zillow, it doesn’t mean you can’t or won’t find the right home.

  1. Think outside the box

Be proactive! Keep in mind that there are probably many people like you who want to make a move but are afraid as well. Have your real estate agent send a letter to the neighborhoods in the geographic areas where you want to live. The letter should be heartfelt and personal while announcing that you are ready to buy a home in that neighborhood. You could find a home to buy that may not even be currently listed or for sale.

  1. Protect yourself legally

Each state varies in how the purchase process is conducted. Talk to your real estate professional about adding a clause in the purchase contract for the home you are selling that will enable you to not sell the home if you cannot find a suitable home to buy.

Five Lighting Tips For Basements

December 30, 2015 by West Linn

Making your basement an enjoyable place to spend time can be tricky. Without the right lighting it may feel too much like a dungeon (unless you’re into that!). Here are a few quick tips.

  1. Maximize the natural lighting. Trim back shrubs and other plants that block sunlight from window wells. If the window well has a cover, keep it clean or replace a cover that blocks light with one that lets light pass through.
  2. Choose light colors for walls, carpet and furniture. As much as we all miss the dark brown faux wood paneling from the ‘70s it doesn’t do much to create a bright space.
  3. Accent Lighting. This will not only make the space brighter, it also makes the space feel less like a basement because lamps make the space feel decorated and lived in.
  4. Light Bulbs. Depending on the types of fixtures in the basement there are various new types of lightbulbs. Consider talking to a lighting expert to find which type of bulb is going to give you the best results.
  5. Create a false lighted window. This is simpler and more effective than you might think. Just frame and trim a “window” on a basement wall, and use creative lighting and decor (blinds, reflective paint, daylight spectrum bulbs) to make the light coming from the window look natural.

A Dry Foundation Is A Happy Foundation

December 23, 2015 by West Linn

Keeping water away from your home’s foundation is an important part of maintaining your home’s structural integrity. Water can cause soils to expand and contract as well as do damage to the interior of the home should it flood.

Keep your gutters clean and make sure downspouts will divert water to a place where it can drain away. If your home is equipped with a sump pit you may want to install a pump, or if you have a pump make sure it is operating properly. If your basement has a drain be sure it is clear in the event that you have an interior water leak, such as a broken pipe.

Five Tips For Securing Your Smartphone

December 16, 2015 by West Linn

Phones have come a long way in the last few years, and there’s a ton of sensitive information—email access, bank accounts, photos, contact lists—that are easily accessed if your phone falls into the wrong hands. Here are a few tips for keeping your smartphone secure.

  1. Use a passcode! This is one of the easiest steps toward securing your phone, but research shows that 54 percent of smartphone users do not use a passcode. Whether it’s a four-character PIN or a pattern lock, set up the passcode on your phone so that only you can get past your lock screen.
  2. Be careful with WiFi: Smartphones can be set to automatically connect to available WiFi networks, but this can lead to your phone being vulnerable over an untrusted network when you’re not aware of it. Turn off WiFi when you’re not knowingly using it—it’ll also help with battery life.
  3. Careful with Bluetooth, too: Bluetooth isn’t as vulnerable to security breaches as WiFi, but it’s still a good idea to have your Bluetooth set to undiscoverable.
  4. Consider the downside of rooting: Many cell phone users will root or “Jailbreak” their phones to open up new features, but this can override your phone’s security settings—and void your warranty.
  5. Choose better passwords: Definitely don’t use “password” or your name! Instead, make a passphrase—a short sequence of words that are easy for you to remember, but difficult for anyone else to guess.

What Do You Say When Someone Asks, “How Much Did This Place Cost?”

December 9, 2015 by West Linn

Can’t seem to create a living room that feels quite right? Looking for some styling tips that will bring your living room up a notch? Here are five ideas that can dramatically improve your living room.

  1. Move the furniture away from the walls: The tendency is to place your furniture against the walls, but giving it a little room to breathe will make the seating area seem cozier while also making the room seem more spacious.
  2. Mix old and new pieces: Using the same furniture set to furnish an entire room can make it seem a bit sterile. Try mixing and matching different pieces and styles to give your living room a more eclectic feel.
  3. Keep everything low: Arranging photos and artwork lower on walls will make a room appear larger, and can also draw more attention to the pieces themselves.
  4. Place a bookshelf behind the sofa: It doesn’t have to be your entire personal library. Mix and match books with knick-knacks and other items to add some depth and texture to the space behind your sofa.
  5. Try a smaller coffee table: Your current coffee table is probably larger than it needs to be, and it may be dominating the room. Try downsizing to a table that can still hold magazines, a centerpiece, and a few drinks, but will also give you a bit more room to move around your furniture.

Five Tips for Funding A Vacation

December 2, 2015 by West Linn

There’s nothing quite like some well-earned time off in a cool new place, but vacations certainly don’t pay for themselves. Here are a few ideas for funding your next getaway.

1. The change jar: It’s not groundbreaking, but it works. Here’s an eye-opening stat: Putting $1.37 per day into your change jar adds up to $500 in a year!

2. Sell your stuff: We all have some clutter that we don’t need and have been looking for an excuse to get rid of, and that stuff can be pretty valuable. Think of what might be stored in your attic or basement—baseball cards, furniture, etc. It’s not junk, but it’s not doing you any good, and someone might find it valuable.

3. Set up a dedicated savings account: You could do this in your current bank account, or use one of several online services that are tailor-made for vacation savings. Have the money transferred directly from each paycheck so that you’re always saving on schedule.

4. Get the kids involved: Vacations are even more expensive when you’ve got a family. If your kids get money from jobs, chores, or an allowance, ask them to put a little money away for vacation here and there—it could end up paying for a meal or a night in a hotel.

5. Volunteer: Your church or community center probably organizes low-cost vacations where you can visit a new place and do some good by giving back to the community.

The Best Tips and Tools for Cleaning Some Common Household Items

November 25, 2015 by West Linn

Sometimes you just can’t find the right tool for the job, even with all the usual cleaning tools at your disposal. Here are some tips for those items and places that are always a pain to keep squeaky clean.

The microwave
The solution for a clean microwave is in your refrigerator (or maybe in the produce section of the grocery store). Microwave a cup of water and a few lemon slices, and then use a sponge to clean the microwave with the warm water.

Grease stains
This one works on clothes as well as surfaces. Rub white chalk on the grease stain, let it sit for five minutes, and then wipe it away with a wet rag.

The television
Screens on HDTVs are delicate, and you want to avoid liquid cleaners, especially on LCD screens. Instead, take a dryer sheet and use it to clean the screen. The sheet will pick up dust and reduce static, and won’t damage the TV.

Air vents
It’s always tough to thoroughly clean air vents because the spaces are so small, but they attract a ton of dust. Wrap a small towel around a butter knife, and then use the knife to clean the openings in the vent.

Become A Memory Master!

November 18, 2015 by West Linn

We all have so much going on in our lives that it’s inevitable that our brains will have trouble keeping up. Can’t remember the name of your new neighbors, or your bank account number, or when you scheduled your next haircut? That’s perfectly normal. But here are a few strategies for improving your memorization skills.

Get more sleep and exercise: Physical activity sends more oxygen to your brain, and a lack of sleep can be detrimental to your creativity, problem-solving skills, and critical thinking.

Give your brain a workout: Crossword puzzles, playing a musical instrument, and even a game of ping-pong are great for keeping your brain sharp and active.

Change your diet: It’s not just a myth—eating fish, especially cold-water fish like tuna and salmon, is great for your brain. Your brain also benefits from eating more fruits and vegetables, and from drinking green tea.

Prevent Accidents in Your Home by Following These Simple Suggestions

November 4, 2015 by West Linn

Don’t ignore the old adage that most accidents happen in the home. Here are a few preventative measures you can take to help avoid some of the most common causes of accidents.

Slips, trips, and falls
The stairs are the most common cause of accidents. Be sure that the handrails are in place. They should be fastened tightly and strong enough to support an adult. Also make sure the surface of the steps have traction and nothing that would trip someone.

Beds, mattresses, and pillows
Oddly enough, these items account for a high number of accidents from people falling out of bed, and they can also cause neck and back pain. The lesson here is if your bed is hurting your back you should replace it. After all, we spend a large percentage of our lives sleeping.

Desks, cabinets, shelves, and racks
Unless you’re trying to appear on America’s Funniest Home Videos, be sure to avoid overloading these objects or loading them unevenly. If you have children, consider tethering these to a wall to prevent them from falling or tipping.

Poisoning
Poisoning affects a surprisingly high number of people, and the major issue is a toxic combination of medication. Be sure to talk to your physician if you are taking multiple medications.
